Tusayan is a gated community of luxury single-family homes located north of Happy Valley Road. The peaceful community offers a tranquil setting thanks to the gates entrance and the numerous short cul-de-sacs that limit traffic. The main street in the neighborhood winds its way up Troon Mountain, providing exceptional views and an unspoiled natural setting for these large homes. Residents also enjoy great views of the McDowell Mountain Range, including Drinkwater Peak, East End Peak, and Rock Knob.

The houses in Tusayan were primarily built in the early to mid-2000s. However, some larger homes closer to the mountain were built as recently as the early 2020s. The most common houses in the community range in size from just under 2,700 square feet to around 3,400 and feature three or four bedrooms and four or five bathrooms. When moving to the fully custom homes in the community, the size can reach a massive 6,000 plus square feet and include up to six bedrooms and seven full baths. Ornate swimming pools and extensive patio space are the prime outdoor features that add to the value and enjoyment of this ideal location on the side of Troon Mountain.

The pricing for the community starts around $1M for the homes on the smaller end of the scale and ranges to just under $1.5M. The more estate-like houses at the top of the street reach over $3.5M for the most well-appointed and ideally located homes. The association fees in the community come to just over $150 per month for the care of the community common property.
