Cimarron Hills is a gated community located next to the edge of the McDowell Sonoran Preserve. This larger community was built by Toll Brothers, with some homes dating back to 1971. The setting for this community is certainly much more natural than in other parts of Scottsdale. The view of the mountains, natural desert spaces between the streets, and the peaceful feel of the community are more than enough to justify living a few minutes away from the shops and restaurants at nearby McDowell Mountain Ranch Road and Thompson Peak Parkway.

With over a dozen floorplans ranging in size from just over 2,300 square feet to nearly 4,000, there is a home in Cimarron Hills for everyone. Three or four bedrooms and the same number of full baths are standard in the community. However, there are a few that provide a fifth bedroom. Extensive outdoor living and entertaining spaces are typical, especially in properties backed by large natural areas. Swimming pools and spas are also favored features in the neighborhood.

The pricing in the Cimarron Hills neighborhood offers a few choices at an entry level of around $1.3M. However, the solid average in the community is closer to $1.5M. Looking at the largest homes on the most ideally located oversized lots, it will take over $2M to purchase and own one of the most desirable properties in Cimarron Hills. The community fees in the area are nearly $2,500 per year and provide access to the many amenities, including the features at the aquatic center and the 16,000-square-foot skate park located near the community center.
