Every once in a while a premier space opens up in the valley that offers a lifestyle experience that offers homeowners something truly unique. Crown Canyon features a selection of homesites that will be nestled in a quiet canyon, yet conveniently central to town.
In a collaboration by Frank Lloyd Wright apprentice Vernon Swaback, developer Garth Wieger with partner Kevin Groman and Chris Karas of The Karas Group, Russ Lyon Sotheby's International Realty; Crown Canyon homesites are now available and will be located in a gated community at the end of 40th Street and less than one mile north of Lincoln Drive.
There are not too many undeveloped areas that are as pristine and picturesque as they are convenient to many areas in the valley. "The site came to me through a broker, Culver White, and he's been a land broker in town for many years," says Garth Wieger of Montage Acquisitions. "He came to me asking for my advice on the property and I became enamored with the property from the moment I saw it." Culver had access to the property through his associate Suzanne Gammage.
"The terrain is dynamic. Topographically it's in a beautiful valley that is surrounded by hills or mountains and it does an awful lot for the site. First of all, it creates beauty in the desert setting and the Sonoran plantings are just incredible. They're really beyond compare," states Wieger. "I think the combination of the rock outcroppings and the hills and color, the unique plants, both the saguaro and ocotillo-it rivals much of the northern Scottsdale Sonoran desert." Crown Canyon is named for the surrounding ridges and peaks which evoke the silhouette of a crown.
"The location is amazing. Throughout Paradise Valley, often times Lincoln sounds like a freeway. But in this canyon, it's absolutely silent because the canyon stops all of the sound. You feel like you're completely removed. You could be 50 miles away from the center of town and yet you're only five minutes away," explains Wieger. "The road that accesses these 12 lots climbs in elevation about 200 feet. Each home is separated by land and separated by substantial topography, as well." Lots range in size from 1.5 acres to more than 5 acres. Of the 12 lots, 10 homesites are available for purchase. Visit www.crowncanyon.com for additional information.
Someone interested in a property in Crown Canyon would be a very exclusive buyer. "This buyer typically has an architect or needs an architect to help them design their home," adds Wieger. "We have Vernon Swaback who is internationally known as one of the finest architects in the world, but if someone chooses somebody else, then they would work with that architect and we have all the necessary information for that architect to do a great job. We have what are called site guidelines and those guidelines are to be monitored by Vernon's group in any event to ensure the quality level from home to home. Vernon knows this property best and I think there are advantages to using him."
Wieger has also developed property immediately north of the Four Seasons property in Troon called "The Rocks," along with 18, 4.3 acre lots at Pinnacle Peak and Pima called "Prado" among many other fine properties. He has more than 25 years experience as president, CEO, COO and board member at Montage Acquisitions.
Wieger anticipates that the lots in the majestic Crown Canyon may be sold in as quickly as six months.
